Terms and Conditions

Thank you for choosing Franke Rentals for your accommodations. All check-ins and check-outs are handled in our office located at 8605 Padre Blvd., South Padre Island.
Office hours are as follows:    
9 a.m. to 5 p.m.  Monday through Friday
9 a.m. to 3 p.m.   Saturday

**PLEASE READ SATURDAY & SUNDAY CHECK-IN INSTRUCTIONS PROVIDED WITH RENTAL INFORMATION**

Check-in time is from 3 p.m. to 5 p.m. and check-out time is at or before 11 a.m.   If you plan to check-in after office hours, you must make special arrangements prior to your arrival or you will not be able to check-in until the following day. Guests checking out later than 11 a.m. may be subject to additional charges. For check-outs when office is closed, please place keys in the lock box next to office door.

Saturday and Sunday check-in instructions will be sent with the rental confirmation. For additional information, please call our office at (800)447-4753 or (956)761-2606 and ask for our rental department.

ALL renters must be adults, minimum age of 25.

An initial deposit of 20% of the total rental is required at time of booking. Balance of reservation is due 60 days prior to arrival date. On certain instances, there will a security/damage deposit required at time of booking or at check-in. The renter is responsible for any damage or loss to the property. We accept payment in the form of cash, traveler’s checks, personal check or major credit card (VISA, MasterCard, American Express and DISCOVER)

In the event that you must cancel your reservation, we will refund your deposit less an $85 administration fee provided the reservation is cancelled 60 days prior to the scheduled arrival.   All JANUARY, FEBRUARY, MARCH and MAY 24th THROUGH AUGUST 19th reservations require a 90-day notice to cancel..
CANCELLATIONS AFTER THAT TIME WILL RESULT IN FORFEITURE OF THE ENTIRE DEPOSIT.

No refunds are given on shortened stays.

All units are privately owned and therefore cannot be guaranteed. Should the unit you reserved become unavailable, we will make every effort to move you to a comparable unit or refund your deposit.

No PETSof any kind are allowed in most all of our properties. If pets are found, we reserve the right to cancel your reservation without refund.

If you would like to bring a pet, please contact our office to choose a pet friendly property and also to register your pet.

All units are NON-SMOKING..

MAXIMUM OCCUPANCY on all rentals is as follows:
One Bedroom--------------4 people
Two Bedroom-------------6 people
Three Bedroom------------8 people
Four Bedroom------------10 people

Your party must not exceed the accommodation limit for your unit. The only people allowed in units are registered guests. If there are any violations of these rules, you will be asked to vacate the premises without a refund.

Appliances and air-conditioners cannot be guaranteed.  There will be no refund for appliance or air-conditioner failures. We try to maintain all equipment in good working order. Any failures will be repaired as quickly as possible. Please report any problems at once.

All rentals are subject to the individual property rules and regulations, which are posted on the premises or provided at check-in.

We will do our best to accommodate any special request you may have. However, if circumstances beyond Franke Rentals’ control do occur, we will not guarantee special requests under any circumstances.
